Certifications put verified numbers behind your reputation: how fast you fix things, how full you keep your homes, how accurately you price and how reliably you collect rent. They show on your public profile, and they count toward how you rank when property owners search by rental address. Every certification is free, and none can be bought. This guide covers the two ways to earn them and the exact report each one needs.
Two ways to get certified
- Connect your software (recommended). One connection covers every certification your software can calculate. We recalculate after every sync, so there's nothing to re-upload and your results stay current. We only read your data, and we never change anything in your software.
- Upload reports. Export the report each certification needs and upload it in your dashboard. An uploaded result covers the dates in your report; to refresh it, upload a newer one.
What counts as a report: a full export straight from your software, unedited, covering the dates we ask for. CSV or Excel works best, and a full-report PDF is fine too. Typed-in numbers and summary screenshots don't count, with one exception: when your software calculates the exact metric itself and lets you set the date range, a screenshot of that figure works. Today that applies to AppFolio's occupancy rate, Property Meld's median speed of repair and Rentvine's rent collection percentage.

What syncing calculates today
As of October 2026, connecting your software calculates these certifications for you:

Rental Price Accuracy and Financial Trust need an upload for every software. In beta means the synced number is still being validated, so our team may ask you for a report before certifying it. Connect any of these in Connect Tools in your dashboard.
AppFolio
- Speedy Repair: the Work Order report for the last 12 months by Created On, all statuses, with Work Done On included. Step by step
- Occupancy Rate: the Rent Roll as of today, active units. Step by step

Property Meld
- Speedy Repair: connect Property Meld, or upload a screenshot of the Speed of Repair median from Insights, set to the last 90 days for every property. Step by step
Leasing tools
Speedy Leasing measures your median days on market, so its data usually lives in your leasing tool rather than your property management software.
- RentEngine: connect it, and Speedy Leasing comes straight from your RentEngine data. Details

Any other software
Using Rent Manager, Propertyware or something else? Every certification guide ends with a checklist of the fields your export needs, under Any other software. Not sure which report to use? Email support@propertymanagement.com before you upload.
Credentials
These certifications verify credentials rather than a performance metric:
- Tech-Enabled: complete the technology survey in your dashboard, then the short follow-ups for the vendors you choose. Tech-Enabled guide
- Asset Manager: complete the free PM University course and upload your certificate. Asset Manager guide
- NARPM Membership: upload a screenshot of your NARPM member portal showing your member ID, and complete the short NARPM survey linked in your dashboard.
- Financial Trust: upload a security deposit reconciliation report from your software, or your trust account bank balance together with a software export of the deposits you hold. Full guide coming soon.
What happens after you upload
- In your dashboard, open Certifications, choose the certification, attach your report, and click Submit for Review. Your upload doesn't reach our team until you do.
- Our team recalculates the metric from the rows in your report, under the rules in that certification's guide.
- Once it's approved, the certification appears on your public profile.
Uploaded results reflect the dates in your report, and every certification stays valid for 12 months. Connected results are recalculated after every sync.
Common questions
Do I need a minimum score to get certified?
No. Any verified result earns the certification. Stronger results earn a bigger lift in how you rank when property owners search by rental address.
Does it cost anything?
No. Every certification is free, and no payment can buy a certification, a score or a ranking.
Is it safe to connect my software?
We only read your data, and we never change anything in your software. Each connection guide explains exactly what we sync and why.
Can I connect for some certifications and upload for others?
Yes. Connect what your software supports, and upload reports for anything it can't calculate yet.
