Every day a home sits empty is a day of rent a property owner doesn't collect, so leasing speed is one of the first things property owners ask a manager about. The Speedy Leasing certification puts a verified number on yours: the median days from listing a home to a signed lease. This guide covers exactly what we need to calculate it.
Connect your software instead
The fastest way to earn Speedy Leasing is to skip the export. Connect your leasing tool or property management software, and we recalculate your days on market after every sync, so there's nothing to re-upload. We only read your data, and we never change anything in your software.
As of October 2026, syncing calculates Speedy Leasing from:
- RentEngine: yes, and it's the one connection that activates this certification on its own (more below). Connect it in Connect Tools.
- AppFolio (Plus plan or higher): yes. AppFolio doesn't record the day a listing goes live, so we measure from the date each unit became available. How to connect AppFolio
- Rentvine: yes. Connect it in Connect Tools.
- Buildium: yes. Connect it in Connect Tools.
- Tenant Turner and ShowMojo: they can't be connected yet, so upload their export, using the steps below.
- Any other software: upload a report, using the checklist below.
For every connection except RentEngine, our team verifies the result before the certification goes live.
How we calculate it
Days on market = the date the lease was signed − the date the listing went live
- The window is the last 90 days. We take every new lease signed in the last 90 days, count the calendar days from listing to signing for each one, and use the median. A home leased the day it was listed counts as zero days.
- We use the median. One home that sits through a long renovation, or one that leases the day it's listed, can't swing your result.
- Only new leases on listed homes count. Renewals stay out, and so do leases on homes that were never listed.
- No signing date? We use the lease start date. If your software doesn't record when a lease was signed, we use the lease start date instead. That can add a few days, so include the signing date in your export if you have it.
- You need at least 3 new leases in the window for us to calculate a result.
Any verified result earns the certification. Faster leasing earns a bigger lift in how you rank when property owners search by rental address:
- 17 days or fewer: top tier
- 30 days or fewer: second tier
- 45 days or fewer: third tier
- More than 45 days: certified at the base level
Thresholds as of October 2026.
What we exclude
- Renewals, including month-to-month continuations, since a renewal never goes on the market.
- Leases with no listing, such as a home leased without ever being advertised.
- Homes still on the market. A listing counts once it's leased.
- Short-term rentals, meaning homes run as nightly, vacation, corporate or mid-term rentals, plus stays on leases shorter than 165 days.
- Rows where the lease date comes before the listing date, since there's no time on market to measure.
What we need from your report
Any leasing report works if it has one row per home and these fields:
- Property and unit
- Listing date, when the home went live on the market
- Lease date, when the lease was signed, or when the listing came off the market as rented if that's what your tool records
- Status, so we can tell leased homes from listings still on the market
- Days on market for each home, if your tool calculates it
Your tool's own days on market works in place of the listing date, as long as each row has its lease date.
Cover leases signed in the last 90 days. If your tool exports every listing with no date filter, send the whole export, and we keep the homes that leased in the window. Don't filter by property or agent, and don't edit the file before you upload it. CSV or Excel works best, and a full-report PDF is fine too.
Screenshots and typed-in numbers don't count for Speedy Leasing. Each home's dates need to be in the file.
RentEngine
Connect RentEngine in Connect Tools, and Speedy Leasing comes straight from RentEngine's own days on market. It's the one connection that activates this certification on its own: after each sync, your certification updates without waiting on our review.
RentEngine also verifies your average lead response time and your lead-to-application rate, which show on your profile next to the certification. When RentEngine is connected, its number is the one we use for Speedy Leasing, even if your property management software is connected too.
Tenant Turner
Tenant Turner can't be connected yet, so upload its Days On Market report.
- In Tenant Turner, run the Days On Market report and export it as a CSV.
- Upload the whole file. It lists each listing's Start and End dates with its Days On Market, and we keep the homes that rented in the last 90 days.
We use rows with an End date, meaning the listing came off the market as rented. Rows with no End date are still on the market, so they stay out.
ShowMojo
ShowMojo can't be connected yet, so upload its listing export.
- In ShowMojo, export the Detailed Listing Data report as a CSV.
- Upload the whole file. We use the listings marked Off market, with their Days on market and Last on market date, and keep the ones that came off the market in the last 90 days.
MLS exports
If you list your rentals on the MLS, a report of your office's leased listings works, as long as it shows ADOM.
- Search your MLS for your office's leased rental listings (the status may be Closed, Leased or Rented) with a close date in the last 90 days.
- Choose a report layout that includes ADOM and the close date, plus the address and list date.
- Export it as a CSV, Excel file or PDF.
AppFolio
Connect AppFolio and we calculate Speedy Leasing from your synced listing history, measured from the date each unit became available. How to connect AppFolio
To upload instead, use your leasing tool or MLS export from the sections above. AppFolio's own reports don't include the date a listing went live, so no AppFolio report can show your days on market by itself. The Days Vacant column in Unit Vacancy Detail counts the whole vacancy, including make-ready time before a home is listed, so it doesn't qualify either.
Any other software
Using Rentvine, Buildium, Rent Manager or a different leasing tool? Rentvine and Buildium calculate this when connected. Otherwise, look for a leasing, listing or days on market report and check it against this list before you export:
One row per home that leased in the last 90 days, or every listing if your report has no date filter
The date each listing went live, or your tool's own days on market
The date each lease was signed, or the date the listing came off the market as rented

How to upload it
- In your dashboard, open Certifications and choose Speedy Leasing. Open Speedy Leasing
- Choose Upload evidence manually and attach your file. You can add more than one (PDF, JPG, PNG, CSV, XLS or XLSX, up to 10 MB each).
- Click Submit for Review. Your upload doesn't reach our team until you do.
Our team recalculates your days on market from the rows in your report, under the rules on this page. Once it's approved, the certification appears on your public profile. An uploaded result covers the leases in your report, and certifications stay valid for 12 months. To refresh yours, upload a newer report or connect your software. Check your file against the list above before you submit: a complete report is the fastest way through review.
Common questions
Do I need a fast leasing time to qualify?
No. Every verified result earns the certification, so a slower number still counts. Faster leasing earns a bigger lift in how you rank when property owners search by rental address.
Why the median instead of the average?
Because every portfolio has outliers. A home tied up in a long renovation, or one that leases the day it's listed, would drag an average around. The median shows what a typical listing experiences.
Do pre-leased homes count?
Yes. A home listed while the current tenant is still there and leased before they move out counts like any other lease, from listing to signing. A home leased the day it's listed counts as zero days.
Do renewals count?
No. A renewal never goes on the market, so it can't show how fast you lease. Only new leases on listed homes count.
I use RentEngine and AppFolio. Which one counts?
RentEngine. When it's connected, your Speedy Leasing certification comes from RentEngine's days on market.
Why do you measure AppFolio from the available date?
AppFolio doesn't record the day a listing goes live, so we use the date each unit became available, the closest date AppFolio keeps. If you connect RentEngine, its listing dates take priority.
How often should I update it?
If you're connected, you don't need to: we recalculate after every sync. If you upload, send a new report whenever you want your certification to reflect a newer period, and at least once a year so it doesn't expire.
