How to Earn the Rental Price Accuracy Certification

The rent roll fields we need to benchmark your rents against the market, and how the check works

Price a rental too high and it sits empty. Price it too low and the property owner loses money every month the lease runs. The Rental Price Accuracy certification checks your achieved rents against independent market data, so you can show property owners that your pricing holds up. This guide covers exactly what to upload.

Connect your software instead

As of September 2026, syncing doesn't calculate Rental Price Accuracy for any software. Your synced data includes your rents, but this certification needs an independent market estimate for each home, and that comparison runs on our side. Upload a rent roll for this one.

How we calculate it

  • Leases from the last 12 months. We benchmark every unit whose current lease started in the last 12 months, each against the market when that lease was signed. Older leases stay out, so long-tenured tenants on older rents never count against you.
  • Each rent is checked against an independent estimate. We compare the rent with a market estimate for that address and unit (beds, baths and square footage), using RentCast market data plus market-level research. The benchmark never comes from your software's own market rent field.
  • The check runs in both directions. Rents well above market count against accuracy just like rents well below it.
  • We use the median gap. For each lease we measure how far the rent sits from its market estimate, in either direction, and take the median across your portfolio. Your accuracy is 100% minus that gap, so 97% accuracy means your typical lease landed within 3% of market.

Any verified result earns the certification. Closer pricing earns a bigger lift in how you rank when property owners search by rental address:

  • Within 1% of market (99% accuracy or higher): top tier
  • Within 3% (97% or higher): second tier
  • Within 5% (95% or higher): third tier
  • Further than 5%: certified at the base level

What we exclude

  • Leases that started more than 12 months ago, and vacant units. Both stay in the file for Occupancy Rate, but only recent leases are benchmarked.
  • Furnished homes. Market estimates price unfurnished homes, so a furnished lease would read as above market. Furnished homes still count for Occupancy Rate.
  • Short-term rentals, meaning units run as nightly, vacation, corporate or mid-term rentals, which price off a different market.
  • Units that aren't homes, such as commercial suites, garages and storage.
  • Homes you don't actively manage, such as tenant-placement or lease-only clients.

What we need from your report

Any rent roll works if it has one row per unit (vacant rows are fine) and these fields:

  • Street address, city, state and ZIP for every property. This is how we find the market estimate.
  • Beds and baths
  • Square footage, if you track it
  • Current rent
  • Lease start date
  • Occupancy status
  • Tags or unit type, if you use them to mark furnished homes, placements or short-term rentals

CSV or Excel works best. Screenshots don't count for this certification, because we benchmark every unit individually.

AppFolio

Use the same Rent Roll as Occupancy Rate, with the address columns added.

  1. Go to Reporting, then Reports, and open Rent Roll.
  2. Set As of to today's date. Include all active properties, set Units to Show Active Units, and leave Include Non-Revenue Units unchecked.
  3. Open Customize and add Property Street Address 1, Property City, Property State and Property Zip, which aren't in the default columns. Make sure BD/BA, Sqft, Rent, Lease From, Status and Tags are included too.
  4. Export to Excel.

Any other software

Rentvine, Buildium and Rent Manager all export a rent roll with these fields. Check yours against this list before you export:

One row per unit, with every occupied unit included

Full street address, city, state and ZIP on every row

Beds, baths and square footage

Current rent and lease start date

Occupancy status

No property or status filters applied

How to upload it

  1. In your dashboard, open Certifications and choose Rental Price Accuracy. Open Rental Price Accuracy
  2. Choose Upload evidence manually and attach your file. You can add more than one (PDF, JPG, PNG, CSV, XLS or XLSX, up to 10 MB each).
  3. Click Submit for Review. Your upload doesn't reach our team until you do.

Our team runs the market comparison for every occupied unit in your report, under the rules on this page. Once it's approved, the certification appears on your public profile. Certifications stay valid for 12 months; to refresh yours, upload a newer rent roll. Check your file against the list above before you submit: a complete report is the fastest way through review.

Common questions

Where does the market estimate come from?

RentCast market data for each address, plus market-level research. The benchmark comes from outside your office on purpose, since a pricing check against your own comps wouldn't prove much to a property owner.

Does pricing above market help?

No. Rents well above market count against accuracy the same way rents well below it do. The certification rewards landing close to the market.

What about long-time tenants on older rents?

They're left out. We benchmark leases that started in the last 12 months, each against the market when it was signed, so an older lease never counts against you.

Why can't syncing calculate this?

Your synced data includes your rents, but a fair check needs an independent market estimate for each home, and that comparison runs on our side. An upload gets you certified today.

Can I use the same file for Occupancy Rate?

Yes. One rent roll with the address and rent columns covers both. Upload it under each certification.
