The Top 100 is our annual ranking of the best-run property management companies in the country, and verified data decides every spot. This guide covers the 2027 rules: who qualifies, what decides your rank, how each award works, and the dates that matter.
Property owners have a hard time telling a great manager from a slick website. A 2027 badge gives them proof they can check, because every badge links back to your verified profile on PropertyManagement.com.
What changed from 2025
- Rankings use the Baseline Score. In 2025 we ranked on the TrueMatch™ Score. That name now belongs to the match a property owner sees when they search by their rental address, calculated fresh for each search. The Baseline Score is the verified standing number underneath it, and it's what we rank.
- Market Leader goes three deep. The top 3 in each metro win, up from one.
- Best in Class is new. One award per property owner survey category, nationally and in each metro.
- Two steps to qualify. Verified property owner survey responses and a complete company profile.
- The name carries the year ahead. The list we announce on December 15, 2026 is the 2027 Top 100. The FAQ below explains why.
The dates that matter
Scores lock on November 30, 2026 at 11:59 PM ET. At that moment we capture the Baseline Score of every verified company on PropertyManagement.com, along with the survey category scores behind it, and that snapshot decides every award. Survey responses and certifications verified after the lock count toward next year's list.
Until then, your score moves every time new verified data comes in. We announce the winners on December 15, 2026.
What decides your rank: the Baseline Score
The Top 100 and Market Leader rankings come from the Baseline Score, your company's verified standing number in the Client Dashboard. Best in Class uses the property owner survey category scores that feed it. The Baseline Score is private to your company, and the Top 100 list shows ranks only.
Your property owner survey results are the foundation. Certifications and a live managed survey campaign add to it. The fees you charge, years in business, Google reviews, and anything you pay us are not inputs.
Portfolio size isn't an input either, so a small shop with strong systems and happy property owners can outrank a firm ten times its size. The full scoring method is on How the TrueMatch Score works.
Two steps to get in the running
Both steps assume a verified company profile, the free profile you claim and verify on PropertyManagement.com. If you haven't claimed yours, get verified for free first.
Finish both steps before scores lock and you're ranked. There's no application and no fee.
Step 1: Property owner survey responses
You need verified property owner survey responses on file. Responses count from either survey model: your shareable survey link or a managed campaign.
A managed campaign is the path we recommend. We survey every active property owner client for you, and going live adds +3.00 points to your Baseline Score the same day. Sync your software with Connect Your Tools and we build the list of property owners to survey, or upload the list yourself.
Step 2: A complete company profile
In the Client Dashboard, a complete profile means:
- The 8 required company details: company name, website, phone, email, business address, city, state, and a short description.
- All 7 profile sections: Portfolio & Performance, Operations & Practices, Pricing & Fees, Team & Markets, Trust & Documents, Technology Stack, and Your Profile Story.
Connecting your software fills in Portfolio & Performance for you. The Top 100 tab in your Client Dashboard lists any sections still open.
How to climb: certifications
Every certification you complete adds to your Baseline Score, and any verified value counts. There are ten:
- Six performance metrics, verified from your synced software or an uploaded report: Speedy Leasing, Speedy Repair, Rent Collection Rate, Occupancy Rate, Lease Renewal Expert, and Rental Price Accuracy.
- Four credentials: Financial Trust, Tech Enabled, NARPM Membership, and Asset Manager.

The national Top 100
The 100 highest Baseline Scores among eligible companies make the list, ranked #1 to #100. Your badge carries your national rank.
If fewer than 100 companies qualify, we publish the list at its real length and say how many made it.
Market Leaders
The top 3 companies in each of the 50 largest U.S. metro areas are named Market Leaders, ranked #1 to #3.
- Where you compete. You're ranked in every one of the 50 metros inside your service area, as set on the Markets tab of your Client Dashboard.
- One metro per company. You can be named Market Leader in one metro, your award metro: the one where you place highest. When a company takes its badge in another metro, the next company in line moves up.
- Ties. If you place equally well in two metros, the tie goes to your primary market, the metro that holds your primary ZIP codes on the Markets tab. With no primary ZIPs flagged, it's the metro of your business address. If your primary ZIPs straddle two metros, it's the one holding more of them.
- No national gate. You don't need a Top 100 finish to lead your metro.
When a metro has few eligible companies
A metro badge has to be earned against a peer. To win one, you need to outrank at least one other eligible company in that metro:
- 1 eligible company: no metro badge. That company keeps its place on the national list.
- 2 eligible companies: a #1 badge only.
- 3 eligible companies: #1 and #2.
- 4 or more: the full top 3.
The same rule applies to Best in Class in each metro.
Best in Class
Best in Class goes to the top-rated company in each property owner survey category, nationally and in each metro. There are seven categories:
- Client Loyalty (Net Promoter Score)
- Overall Satisfaction (satisfaction and trust)
- Leasing Performance
- Vacancy Time
- Maintenance Communication
- Maintenance Value (maintenance cost and value)
- Accounting & Reporting
The rules:
- At least 10 responses. Only companies with 10 or more verified property owner responses compete.
- Highest category score wins. Category scores are smoothed toward the industry median, so every verified response pulls yours closer to what your property owners actually report.
- Ties go to the company with more responses, then the higher Baseline Score.
- In a metro, you compete in your award metro only, and the peer rule above applies.
- No cap. One company can win more than one category.
December 15: the announcement and the prizes
We announce the 2027 Top 100, the Market Leaders, and Best in Class on December 15, 2026, then promote the winners through our newsletter, social media, blog posts, and partner co-marketing. Winners find their badges and share kit on the Top 100 tab in the Client Dashboard that morning.
- Top 10 in the country: a plaque for your office wall.
- Top 25 in the country: a second prize. We're keeping it a secret for now.
Money never touches the math
No plan, fee, or sponsorship can change a score, a ranking, or a certification. Paying customers and free users are ranked by the same rules on the same verified data, and every ranking rule is on this page.
FAQ
We only have a few survey responses. Is it too late?
No. Your Baseline Score updates as responses arrive, and every response verified before November 30 at 11:59 PM ET counts. Best in Class needs at least 10 verified responses.
Do we have to sync our software to qualify?
No. The two steps are survey responses and a complete profile. Syncing makes both easier: it fills in Portfolio & Performance on your profile and builds your list of property owners for a managed campaign. It also verifies the performance metrics behind your certifications. Start with Connect Your Tools in your Client Dashboard.
We run several offices. How are we ranked?
Each verified company profile is ranked on its own Baseline Score. Offices that share one profile compete as one company. If each location has its own verified profile, each one competes on its own data and completes its own two steps.
We earned a 2025 badge. What happens to it?
It stays yours. Keep using it wherever you market your company, from your website to your email signature. We keep hosting it as part of the historical record, and it stays in the trophy case on your public profile. See the 2025 Top 100.
Why is this the 2027 list when the last one was 2025?
Badges now carry the year ahead, the year you will be using them. The list we announce on December 15, 2026 is the 2027 Top 100, so there is no 2026 edition. The 2025 list was named for the year it was announced.
Where do we see what's left to do?
Open the Top 100 tab in your Client Dashboard. It shows the steps you have left and your certifications completed, with a countdown to the lock.
