Who Watches the Watchman? (And How to Get Involved)

The ice won.

Remember that “purple spaghetti” weather map I mentioned last week? It didn’t just threaten my drive, it took down the whole show. The Elevate Sales Kickoff was officially sidelined by the storm before it even started.

The good news? We don’t stay buried in the snow for long. The big debut of our mobile podcast studio is back on the schedule for March 16-18 in Nashville (but you'll probably see us sooner 😉).

The PropertyManagement.com Mobile Podcast Studio Life comes at you fast (in a good way).

My second kid is due literally any second. The hospital bag is in the car. But at the same time, I'm locked in. My wife tells me that my 12 hour days and constant "PropertyManagement.com talk" is my version of "nesting"... and she's probably right. By the time you have a second kid, you realize your wife is always right. I digress... but I will admit one thing. I've felt a lot more reflective the closer we've gotten to the due date.

In that reflective state, I’ve realized I haven't talked a lot about what exactly TrueMatch™ is, and I haven’t really taken the time to pull back the curtain. So here we go.

The Investor’s Brain: Two Buckets

Before I was a founder, I was an investor and a property manager in Indianapolis. I know how they think. The average homeowner or investor is really only concerned with two things.

1)Their ROI (Performance & Cost)

“Will I actually make money with these guys?” "Do they lease properties quickly?" "Will maintenance and repairs bankrupt me?"

Money talks. This doesn't mean you need to be the cheapest option. It means you need to be transparent about your pricing. This should go without saying, but it shouldn't take Grant Cardone's legal team to understand your fee structure. Prove you're the expert and don't be afraid to talk about the dollars and cents.

2) Their Peace of Mind (Trust & Experience)

“Do these guys know what they’re doing, or am I their guinea pig?” "Are they licensed and insured" "Can I trust them with my property"

This is the “sleep well at night” factor. They want to know you know what you're doing. An investor will rarely say it out loud, but in most situations they care more about peace of mind than they do ROI.

The TrueMatch Algorithm

We built our scoring to mirror those exact buckets. We don’t care about who has the biggest marketing budget, we care about who actually delivers.

Performance: We look at the metrics that actually impact an owner’s bank account—leasing speed, renewal rates, maintenance speed, etc.

Cost: We reward the bold. We look for transparent, value-aligned pricing. If you’re upfront about your fee structure and your costs match the value you provide, your score reflects that.

Trust: This is about more than just a few stars on a review site. We verify your licensing, insurance coverage, and overall reputation through direct client surveys to ensure you’re as reliable as you claim to be.

Experience: Managing 5 doors is a hobby; managing 500 is a business. We look at your portfolio maturity, team credentials, and market expertise to separate the seasoned pros from the "guinea pig" hobbyists.

But Who Watches the Watchmen?

Let’s be real: Fairness can’t be a black box. Most ratings sites in this industry are “pay-to-play” garbage or based on some secret sauce nobody can see.

To keep ourselves objective and stay committed to “elevating the industry,” we launched the TrueMatch™ Accountability Committee. We aren’t just grading you; we’re letting the industry grade us. We’re assembling a group of independent PM operators and industry experts to poke holes in our logic, ensure the methodology stays honest and help us constantly improve the ratings system.

We are building the gold standard for PM excellence. Not through marketing fluff, but through data and accountability.

I might be changing diapers next week, but the TrueMatch™ engine is just getting started.
