💬 The 1-Person Property Management Company?
I touched down in Tampa this week for the Rentvine user conference.
By touched down, I mean drove the van on site
I will get right to the point. At the Rentvine Be Herd conference, they just dropped something massive. They announced the first MCP (Model Context Protocol) from a major PMS in our industry.
MCP stands for "Model Context Protocol" but honestly... that doesn't matter
What does matter?
It means you can now connect your live Rentvine data directly to Claude, ChatGPT, or Gemini. (They naturally block sensitive data like payments for security, but your operational data is unlocked). You can literally talk to your database... and take action in your PMS.
Imagine typing this into Claude:
"Here is a photo of a refrigerator serial number. Add this to the property record for 123 Main Street."
Boom. The record is updated.
Or imagine typing this:
"Create a list of work orders that have been sitting inactive for more than 48 hours. Send me a daily Slack update with this report."
Done. System automated.
The takeaway is undeniable: the industry is moving toward the agentic future in a very big way.
The Software Squeeze
What happens next is going to be brutal for some.
AI agents are going to be built to handle both major and minor workflows. Point-solution software vendors are going to scratch and claw to remain relevant. But the reality is harsh. It will be incredibly difficult for niche tools to compete with major PMS systems that offer total, open data centralization.
Moving forward, here is exactly how I see this playing out:
- The MCP normalization. I highly recommend you start adopting Claude. "MCP" is going to become as commonplace in your vocabulary as "ChatGPT" is today. It will feel slow at first, but in 12 months, a third to half of all operators will be using an MCP daily. Rentvine has officially trail-blazed this path for the industry.
- The 1,000-door solo operator. In the next 2 to 3 years, 5 at the absolute max, there will be a property management company that manages 1,000 doors with a single human being.
The Golden Era of Property Management
If this future is true, what does it mean for you? Do professional property managers become obsolete?
Absolutely not.
