The Accidental Property Manager

No little kid grows up wanting to be a property manager.

It was the same for me. Like every other kid in Southern Indiana, I wanted to be in the NBA. Once that ship sailed (turns out, "scrappy" only gets you so far when you’re barely 6'0" tall), I knew I wanted to work for myself. That drive led me to real estate investing—flipping, BRRRing, wholesaling, you name it.

BiggerPockets became my business bible (and no we didn't partner with BP - at least not yet 😉).

And that, quite literally, led to me "accidentally" becoming a property manager.

Like many of you reading this, you didn't set out to start a PM company or become a property manager. I started one because I couldn’t find a single manager who could talk to me like an Asset Manager. I’d interview firms and ask about optimizing my portfolio's cash flow, and they’d stare at me like I was speaking Greek.

To them, "cash flow" was just Rent minus Mortgage.

They didn't even know how to run a true cash flow analysis, let alone what a Cap Rate was or how the asset class of the neighborhood changed the risk profile.

I didn't realize it then, but looking back, I built my company out of pure necessity. I needed someone who understood that a rental property isn't just a house, it's a financial instrument.


Empathy as an Arbitrage

Being an elite PM isn't actually about the properties; it’s about empathy. It’s about understanding your client’s motivations. Why do they own this 10-unit building? Is it for legacy wealth? Monthly cash flow to fund a retirement? A tax hedge?

Are they an accidental landlord? If so, help them become an intentional investor. Or at a minimum, help them understand the basics and avoid a bad outcome.

When you can speak that language, the entire job changes. You stop being a "vendor" who gets yelled at about a broken dishwasher and you start being a Trusted Advisor. You’re the first call they make when they’re weighing a 1031 exchange, or debating whether to refi or sell.

When you provide that level of value, you don't just make more money, you have a lot more fun. You’re playing chess while everyone else is playing checkers.

Okay, so this all sounds good. Now what can you do about it?


The "Aha" Moment 💡

I used to think the key to this was the owner of the PM company being the smartest person in the room. I was wrong.

I recently had an "aha" moment with Jason Wolf from Property Management University. He pointed out that while the owner might understand asset management, the actual property managers—the ones talking to your clients every single day—usually don't.
