Property Management Market Data Methodology
How we collect, verify, and publish market-level property management data
Overview
PropertyManagement.com publishes location-level market statistics to help property owners and investors understand local property management coverage. All published figures come from verified operational data — never from pay-to-play submissions or unverified self-reported claims.
Data Sources
- dim_market / dim_markets_grouped — ZIP- and city-level aggregates including property manager counts, ZIP coverage, and median rent benchmarks.
- Verified property manager profiles — operational metrics and TrueMatch™ tier assignments from managers who completed verification.
- Owner survey responses — independently collected owner outcome scores used in TrueMatch™ scoring (not substituted for local market counts).
Privacy & Publication Thresholds
We suppress any market statistic that could identify individual operators or owners. A metric is published only when both conditions are met for that geography:
- At least 3 distinct property managers contribute to the metric
- At least 50 qualifying units or listings support the calculation
When a threshold is not met, the value is omitted from city pages, JSON-LD datasets, and research reports — we never backfill with national or PM-wide proxies presented as local data.
Update Cadence
Market aggregates refresh as underlying ZIP- and manager-level data is updated in our data warehouse. City location pages use incremental static regeneration (ISR) with on-demand revalidation when material data changes. Sitemap lastmod timestamps reflect the latest underlying market update date per city.
