How soon will I be paid each month?

As long as tenants pay on time, owner ACH payments are sent on the 9th of the month. If the 9th is a weekend or holiday, funds arrive the next business day. The first ACH may take a couple of extra days due to Treasury Service verification.

Why do owner payments go out on the 9th if rent is due on the 1st?

Rents are still received through the 3rd and funds need 5 days to fully clear our trust accounts. During this period we also reconcile statements and deduct management fees and any repair or HOA expenses.

Can I update my bank account for deposits?

Yes. Update your deposit account in the online Owner Portal. As with the first ACH, a new account may take a couple of extra days to verify with the Treasury Service.

What happens if the tenant pays late?

After the 3rd, rent is late and late fees accrue. We begin follow-up on the 4th or next business day. We aim to provide you a status update by the 5th if rent will be late or delayed.

If the tenant pays late, when will I receive funds?

We generally need 5 business days for funds to clear our trust accounts. Most late-payment owner disbursements occur around the 14th of the month; additional late disbursements are sent as needed.
