How many properties do you manage and what type of Properties?

We manage over 500 units in Southeastern Wisconsin and focus on Single Family Homes and Duplexes.

What are the terms of your contract?

Our property management agreement is month to month. We aim to earn your business every month. If we fall short, there is no expectation to continue utilizing our services.

How do you determine what my property will rent for?

We use data from AppFolio, Rentometer, our own portfolio comps, and listings on Zillow. We also consider amenities like school districts, washer/dryer, covered parking, and central air, plus seasonality. Spring is peak leasing season, while winters in Wisconsin are slower, so pricing adjusts accordingly.

How quickly can you lease my property?

During the peak leasing season in Spring, our post-to-lease average is around 14 days. This can fluctuate depending on the season.

When do I get updates on my property?

At a minimum, an owner’s packet is sent once a month. If a tenant has a balance you receive a collections update every Tuesday. If you have a vacant property, you receive a leasing update every Wednesday. If you have maintenance or a renovation in progress, you receive a turn update every Thursday.

Why the flat rate management fee?

We don’t believe workload is directly correlated to the rent amount. As your rent goes up, you keep the difference, not the manager.

Are there any guarantees around evictions?

We offer a 12‑month Eviction Guarantee. If we place a tenant and an eviction is needed in the first lease term, we cover the cost, including court, attorney, and sheriff fees. This can be extended after the first lease term for an extra $10/month.
