I have existing tenants in the house. Can you manage them?

Yes. If the tenant is in good standing at lease end, Tverdov will offer a renewal and use their lease for the new term.

How will you handle lease renewal?

Review around 60 days before end of term and renew at an appropriate market-based increase; prepare and execute the renewal.

Do you turn over the property when the tenant vacates?

Yes. Send move-out notice ~30 days prior, conduct a documented final walk-through, coordinate vendors, and ready the home for the next tenant.

How will you advertise my property?

Website, Zillow rental manager, social media, signage, Facebook Marketplace; photos typically taken when unit is empty.

Can you send me the tenant’s credit report?

No. Credit reports are not shared with owners.

When do I get my rental proceeds?

Disbursements once payments clear, no later than the 15th each month. Statements are provided via AppFolio.

Who holds the security deposit?

Owner holds it in an escrow account. Tverdov collects and transfers after W9 and ID are provided.

How do you handle repairs?

Tenants submit via AppFolio; Tverdov or approved vendors coordinate. Autonomy up to $500. Projects over $1,500 may be handled by Tverdov Renovation Consultants with a 10% PM fee if engaged.

Can you use my vendor?

Possible after vendor onboarding and screening.

Who handles inspections?

Tverdov coordinates required municipal and fire inspections and ensures corrections are completed.

Can you analyze my rental portfolio?

Yes. Investor specialists can review performance and strategies (e.g., 1031, HELOC, cash-out refi).
