What do your services include?
We coordinate all aspects of preparing your property for tenancy, including photography, advertising, showing the unit, taking calls, vetting applications, collecting rent, drive by checks, handling maintenance concerns, conducting yearly inspections, overseeing gardeners, lease extensions, rent increases, serving 3-day notices, and more.
How do you qualify tenants?
Every adult applicant (18+) must submit an application and pay a $45 fee; all applicants must view the property in person; at least one applicant submits the completed applications in person with original state-issued ID verified; required documents include a driver’s license, Social Security card or passport, 60 days of pay stubs, 3 months of bank statements, and a prior-year W-2; screening includes a full credit report (minimum 625 FICO, with some flexibility), verification of rental history and previous tenancy, verification of employment and income (minimum 2.5× rent in gross monthly income), criminal background check, eviction history check, and a court review for litigious activity; all applications are processed in-house by the Senior Property Manager or Broker (not outsourced); once approved, tenants have up to 14 days to take possession; guarantee: 12-month placement guarantee—if a tenant fails to fulfill the lease within the first year, a replacement tenant will be found at no additional cost.
How are repairs handled?
All repair requests are routed through our Maintenance Department for assessment, assignment, and follow-up to ensure timely completion; we use licensed contractors when necessary and unlicensed handymen when appropriate to help control costs; there are no markups or surcharges on maintenance invoices; communication is tailored to owner preference; pest issues (including roaches, mice, rats, or excessive rodent activity) are treated as emergencies and addressed immediately without regard to the usual $300 expenditure threshold, with costs deducted from owner funds; we are happy to work with a preferred pest control company provided the issue is resolved within 24 hours of notification.
