We provide full-service management for single-family homes, condos, townhomes, small multifamily buildings and commercial properties, including retail and office space. Every property runs through one coordinated system: rent analysis and pricing, make-ready and professional photography, syndicated marketing, written tenant screening criteria (credit, income, rental history and landlord references), lease preparation, online rent collection, maintenance coordination through a vetted local vendor network within owner-set approval limits, periodic inspections, and California compliance including AB 1482 rent caps and security deposit rules. We also accept Housing Choice Voucher (Section 8) applicants and coordinate housing authority inspections and paperwork for voucher tenancies. Each voucher tenancy remains subject to housing authority approval and program requirements. Owners get real-time financial reporting through the AppFolio Owner Portal, monthly statements, and a team that typically responds within one business day. Pricing is published up front: Full-Service Management at 5.5% of collected rent ($100 minimum), Tenant Placement at 50% of one month's rent ($1,500 minimum), and lease renewals at $199. Owners can also choose Protection Plus (10% of collected rent, $279 minimum), which adds landlord protection coverage underwritten by SureVestor, a third-party insurance program, subject to SureVestor's policy terms.
