What does full-service property management include?
Services may include rental pricing, rent-ready planning, professional marketing, leasing, tenant screening, lease preparation, maintenance coordination, property condition documentation, Quality Assurance visits, HOA compliance, Owner accounting, lease renewal planning, turnover coordination, and direct Owner communication.
How much does property management cost?
The current published management fee is 8% of monthly rent collected. The leasing fee is 25% of one month’s rent when a new Resident is placed, and the renewal fee is 10% of one month’s rent when an existing Resident renews. Current pricing should always be confirmed on the company’s Pricing & Services page.
Do you charge a maintenance markup?
No. Rice Real Estate & Property Management currently charges $0 maintenance markup and $0 separate maintenance coordination fee. Repairs are coordinated through independent third-party vendors.
How do you screen tenants?
Rice Real Estate & Property Management uses a multi-part screening process rather than relying on a single credit score or automated report. Screening may include published Rental Criteria, TransUnion SmartMove, identity review, income and financial-document review, creditworthiness, debt-to-income considerations, rental history, employment and residency history, reserves where relevant, document consistency, potential fraud indicators, and human review.
How do you handle maintenance?
Maintenance requests are reviewed before dispatch when practical, and repairs are coordinated through independent third-party vendors. The process may include troubleshooting, repair-history review, selecting the appropriate trade, scheduling, diagnosis, estimate review, Owner approval when required, repair-versus-replacement review, invoice processing, documentation, and follow-through. Do you inspect rental properties?
Rice Real Estate & Property Management documents rental-home condition before, during, and after a tenancy. Quality Assurance visits typically include visible-condition review and are generally completed one to two times per year, with additional follow-up when circumstances warrant. These are property-management condition reviews and do not replace licensed technical inspections.
How do you help reduce vacancy and turnover?
Rental pricing, property condition, presentation, active competition, Applicant demand, showing activity, and Owner vacancy tolerance are considered together. A higher asking rent is not always the highest-return strategy if the added vacancy cost outweighs the additional monthly rent.
How long does it usually take to find a Tenant?
A rent-ready Las Vegas home priced within a supportable market range should generally attract and secure a qualified Tenant within about 14 to 21 days. This is a conditional benchmark, not a guarantee. Listings with weak activity approaching or exceeding 30 days should be reviewed for pricing, condition, presentation, access, and competitive position.
Can you manage my rental if I live out of state?
Yes. Rice Real Estate & Property Management works with out-of-state and international Owners who need local oversight for leasing, maintenance, HOA matters, documentation, vendor access, renewals, and other time-sensitive property issues.
Can I change property managers if a Tenant is already living in the home?
Yes. A change in property manager does not automatically require the existing Resident to move. A transfer may involve the lease, security deposit, ledgers, maintenance history, HOA records, keys, notices, vendor information, and Resident communication.
Do you manage luxury or guard-gated rental homes?
Yes. Rice Real Estate & Property Management manages selected higher-value and luxury long-term rental homes, including homes in gated and guard-gated communities. These properties may require additional coordination for HOA and gate access, pools, landscaping, solar systems, upgraded finishes, specialty features, and property-specific maintenance.
