Don’t have hot tubs, trampolines, or similar items. Don’t make unannounced visits or contact tenants directly once management begins. Do install mini‑blinds throughout, not curtains. Ensure smoke detectors are installed throughout. Don’t install garbage disposals on budget units. Do install dishwashers and microwaves where feasible. Don’t install window AC or baseboard heat to cut costs. Do install central heat and air to maximize long‑term rents.
