We submit rent disbursements on the 2nd Tuesday of each month via direct deposit. Banks typically take about 3 business days to process transfers; holidays and weekends are excluded. Processing times may vary by bank.
What is the Pet Damage Guarantee?
If a pet is approved through third‑party screening, tenants pay a monthly Pet Administrative Fee. We use these fees to cover approved pet damages up to $1,000 at no cost to the owner. Unapproved pets are not covered; if fees are recovered from tenants later, coverage may apply.
Will you pay me for referring someone to manage their property?
We cannot pay referral fees to non‑brokers under MD and WV law. However, current owners can earn free management services through our referral program when a referred client signs a management agreement.
How can I be sure the HVAC filters are being changed on my house?
We partner with a provider to automatically deliver HVAC filters to the home, greatly increasing replacement compliance. Inspectors check filters during annual inspections and replace if the expiration date indicates the filter is over 90 days old; the tenant is charged for replacements.
