For single-family properties, the management fee is 6–8% of collected rent per month, depending on the property’s rent amount, age, and location. The premium service option is a flat $285 per month. No management fee is charged when the property is vacant and only being marketed, unless rehab work is being done.

What are your tenant-placement fees and guarantees?

The tenant placement (leasing) fee is $975 for single-family properties, with a one-year placement guarantee.

How do I start and what’s the onboarding process?

The process includes: -Schedule a call to discuss your needs -Pre-engagement walk-through about one month before readiness -Sign the management agreement about two weeks before readiness -Fund a $500 reserve account (used for services and repairs) -Provide proof of $1,000,000 liability insurance listing Mesa Properties as additional insured -Deliver all keys, remotes, and devices

How do I receive owner payments and when?

Owner statements are sent on the 15th of the month, and ACH payments arrive the next business day.

What does your management service cover for maintenance and inspections?

Mesa Properties provides 24/7 maintenance support, vendor management, pre-tenant readiness services, move-in/move-out and annual inspections, and compliance with California law on deposits and repairs.

What happens if a tenant fails to pay rent or eviction is required?

Mesa Properties handles the entire eviction process, including attorney coordination, court representation, and sheriff lock-out if necessary.

How flexible is the contract if I’m not satisfied?

You can terminate with a 30-day written notice. If you’re unhappy within the first 90 days, Mesa will cancel the contract free of charge and refund all management fees paid.
