How soon can you start managing my property?

We typically list properties the same day that we receive the signed management agreement and keys.

What do I need to do in order to make my home rent ready?

Patch all holes and touch up paint on walls, ceilings, and trim; have carpets and the house professionally cleaned; and ensure the yard is up to standard before move‑in. We require $1,500 in upfront funds to cover these items, with any unused funds direct‑deposited back to you. Rent‑ready standards: when a property is rolled over (owner‑occupied → rental or tenant → tenant), we aim to deliver best‑in‑class, move‑in ready condition so future residents maintain that standard; move‑out standards apply, minus normal wear and tear.

Can I use my own vendors for maintenance?

Yes. We don’t own a maintenance company and do not add surcharges. Your vendor can contact our maintenance department to confirm they meet our qualifications (fully insured, and agree to quality, response‑time, and warranty standards).

Do I need any special kind of insurance?

If your property was your personal residence, switch to a rental (landlord) policy once it becomes a rental. This differs from a homeowner’s policy and helps avoid claim denials. If the property will be vacant more than two months, speak with your provider about a policy appropriate for vacancy.

What if my tenant is not taking care of my property?

If a property visit notes the tenant isn’t meeting standards, we issue a lease violation with items to fix. If not resolved within the stated timeframe (typically 10 days), we’ll contact you to discuss next steps, up to and including a lease termination notice if needed.
