How do I receive the rent money each month?

We pay our owners electronically by the 10th of each month (after rent funds have cleared the bank). Your bank may hold funds for a day or two. Statements are emailed quarterly and are viewable anytime in your owner portal.

How is the rent collected?

Rent is due on the 1st with a 4-day grace period. Preferred payment is through the resident portal; checks by mail are accepted. Cash is not accepted. All payments must be received by 5 pm on the 5th.

Where do you market vacant properties?

Properties are marketed on the company website, MLS, and syndicated to major listing sites including [Apartments.com](http://Apartments.com), [Rentals.com](http://Rentals.com), Zillow, and Trulia to speed leasing.

How do you screen prospective tenants?

Applicants complete a formal application. Screening includes pre-screen questions, credit check, income and employment verification, criminal background and eviction checks, and landlord reference. See Application Guidelines in the linked page for full details.

Who holds the security deposit?

The company holds deposits in a dedicated trust account and returns the deposit with an itemized statement within 45 days after surrender of possession.

How often do you inspect my property?

Detailed move-in and move-out inspections are included, plus one periodic inspection annually during tenancy.
