How does LongStreet screen potential tenants?
We use a comprehensive screening process to ensure responsible, qualified tenants. Each applicant is reviewed for: Credit and background history, Verified income and employment, Rental history and landlord references. Our goal is to select tenants who care for the home and pay rent on time. All screenings are conducted in full compliance with Fair Housing and Oregon rental laws.
How are maintenance requests handled?
Tenants can easily submit maintenance requests (aka Melds) anytime through the online resident portal. Our team reviews each request promptly and assigns it to one of our trusted vendors or in-house maintenance technicians. We prioritize based on urgency and safety, communicate updates clearly, and ensure work meets LongStreet's high standards — following our "Acknowledge, Follow Up, Follow Through" approach.
How often do you inspect properties?
We perform: Move-in and move-out inspections with detailed photo documentation, Semi-annual inspections to assess property condition and identify preventative maintenance needs, Special inspections after major repairs or weather events. Inspection reports include 360 degree photos of every room, detailed photos of detectors, plumbing pictures and any issues, notes and recommendations, all shared with the owner for full transparency. Our goal is to catch small issues before they become costly problems.
How and when do owners receive rental income?
Owner distributions are processed on the 20th of each month after rent is collected and any property expenses are reconciled. Funds are sent via direct deposit, and each owner receives a detailed monthly financial statement through the secure online portal showing income, expenses, and year-to-date totals. We believe in financial clarity, consistency, and accountability — giving owners confidence in their investment's performance.
