Yes, we apply a 10% maintenance coordination fee. We don't inflate prices or mark up to "fair market value" like many companies do. Instead, we negotiate competitive rates with trusted vendors, often below market, and the 10% fee covers professional project coordination, communication, and quality control. It also allows us to stand behind the work, including warranty support when needed.

Do you manage Section 8 / affordable housing?

Yes, we do, when the property and owner align with our Win Together management philosophy. Not all affordable housing is managed the same, and we do not work with slumlord-style operations. We partner with owners who care about compliance, long-term asset health, and providing safe housing while running a profitable investment.

Does LIV Indy keep tenant late fees?

Yes. Late fees help cover the cost of daily rent collection efforts, including consistent follow-up through calls, texts, and emails to ensure timely payments. This allows us to stay proactive with delinquency so you don't have to.
