What should the customer know about your pricing (e.g., discounts, fees)?
Our pricing is straightforward and transparent, with no hidden fees. We do not charge a new owner onboarding fee, and management fees are based on 8-10% of rent collected; leasing fees apply only when we are securing a new tenant, and renewal fees are disclosed upfront.
What is your typical process for working with a new customer?
Our process begins with an initial consultation to understand the property and goals. After the management agreement, onboarding is completed at no cost. We set up owner and tenant portals, transfer leases, handle immediate maintenance/compliance, and either begin marketing a vacancy or introduce ourselves to tenants and address pending items. We then manage day-to-day operations with regular updates and real-time financial access.
What education and/or training do you have that relates to your work?
The team is trained and professionally licensed in Florida real estate and property management. Core team members complete the Florida Property Management Course (Gold Coast School of Real Estate). The principal is a licensed Florida real estate broker and the property manager is a licensed Florida real estate agent; CAM licenses are held where required. The company is a NARPM member and participates with local real estate boards.

We work with first-time landlords, seasoned investors, and out-of-state/international owners, across single-family homes, townhomes, condos, small multifamily, and mid-size apartment buildings. Services are tailored to goals, involvement level, and investment strategy.

Choose a property manager who is hands-on, responsive, transparent, and treats you as a partner. Ask about owner/tenant communication, maintenance handling, and access to reports. Compare apples to apples rather than just headline rates.
What questions should customers think through before talking to property management professionals about their project?
Clarify goals and expectations, occupancy status, target rent and investment objectives, desired involvement level, communication/reporting expectations, budget, maintenance approach, and whether you want long-term management or short-term support.
