What types of properties do you manage?
We have high standards for the properties we manage. It must be immaculately clean and all systems in good working order. Check out our rent-ready and cleaning checklist to learn more about our requirements. We manage single family homes, duplexes, triplexes, fourplexes, condos, townhomes, and any apartment buildings.
Do you qualify tenants that apply?
Yes we have a very strict application criteria that we adhere to and require all of our applicants to follow. We include these on all of our online listings and can also be found on our website. - All adults 18+ must apply - All applicants must each have a 620+ minimum credit score - Applicants combined verifiable income must be 3x the monthly rent (Paystubs for W2 employees or 2 years of tax returns for self-employed or 1099) - Renters Insurance is required - $75 non-refundable application fee per adult - No previous evictions or final judgments - No felonies within the past 10 years - No current or previous outstanding balances to prior rentals
Are you licensed and insured?
Yes are we are fully licensed in the state of Florida as a real estate brokerage and adhere to all local, state and federal laws in the operation of our business and our operations for all rental properties. We are also insured in several different ways to make sure we are fully protected. We also have our bank accounts properly set up as trust accounts and each individual owner or entity is FDIC insured.
How is rent collection handled?
Most of our tenants pay rent by direct debit, which is an automated process that takes no effort on their part. Some of our tenants prefer to pay by paper check, money order, or cashiers check, which they can drop off or mail to our office. Rent is due on the 1st of each month and we provide a 5 day grace period. We never accept cash payments for rent or other equivalents.
When will I receive the rent payments?
We operate our books starting on the 11th of one month and closing on the 10th of the next month. We close our books within a couple days of that so you should have the rent money direct deposited into your desired bank account no later than the 15th of the month. We do this so that there is adequate time to collect the money in case a resident is a little late, but you're also not waiting a whole month when the vast majority of our residents do pay on time. With those payments you will also receive a monthly report with a breakdown of the income collected, any expenses paid, and much more. For our owners with 10+ units or properties we also provide a more customized weekly report if desired as well.
How much of a security deposit do you charge the tenant?
We require a security deposit at least equal to 1 month's rent. We hold this on behalf of the owners in a separate, security deposit specific, non-interest bearing trust account, and we handle the full return and filing of the deposit upon the move out of the tenant as per FL law.
