How much does Icon Realty charge for property management?
Our management fees depend on the property, rental amount, number of units, condition, and services required. We review each property individually and explain the applicable management fee before entering into an agreement. We do not charge a monthly management fee while a property is vacant.

We evaluate current rental market conditions, recommend an asking rent, advertise available properties, coordinate showings, and process rental applications. Screenings include income verification, credit history, rental history, background checks, and other relevant information, subject to applicable law. Can Icon Realty take over management of a property that already has tenants?
Yes. We regularly assist owners transitioning from another property management company, including properties with existing tenants. We review the current lease, tenant ledger, security deposits, maintenance history, and other available records to coordinate the transition. The process depends on the existing management agreement, tenant arrangements, and any outstanding issues.
Does Icon Realty manage rental properties located within condominium and homeowners associations?
Yes. We have extensive experience managing condominium units and homes within associations. We assist with rental applications, approval procedures, lease restrictions, tenant compliance, and communications with association management. Because requirements differ by community, we review the applicable procedures and restrictions for each property.
