What are your property management fees?

Our standard monthly management fee for a single-family rental home is 6% of one month’s rent with a minimum fee amount of $135.00. We do not charge any set up fees.

What do you charge to lease my home?

Our Leasing Fee; $1,500. This includes: Professional photographs of subject property; Oversee Make-ready work on property; List subject property on many of the top rental websites including HotPads, Trulia, and Zillow; List subject property on the Multiple Listing Service (MLS); Conduct frequent showings; Collect of applications; Conduct thorough tenant screening including Credit/Eviction-Background checks; Verification of employment and employment income and other stated sources of income; Review rental history with applicant’s current and previous landlord.

How often and how are property inspections conducted?

Our property inspection procedure is comprehensive. Prior to a tenant moving in, we conduct a pre-move in inspection to document the condition of the property (usually 2–3 days before move-in). During the tenancy, we conduct property visits—usually 90 days before the end of a lease—to ensure compliance and assess condition for renewal. Finally, we conduct a move-out inspection as soon as possible after a tenant moves out to document condition for potential security deposit charges. All inspections are done with our property management software; photos and notes are stored online and shared with the landlord.

How much will my rental property rent for?

Determining market rent depends on comparable rentals, supply, seasonality, and how the home shows. Paint, flooring, and cleanliness also influence achievable rent.
