Frequently Asked Questions
How long will it take to get my property on the market?
Homes that are meticulously maintained both inside and out — and that meet HBR Rentals’ Rent Ready Standards — rent quickly and attract high-quality tenants. Contact us to learn more about our property standards and how to get your home in tip-top shape to secure a great tenant.
Why should I choose HBR Rentals Property Management?
With what we believe to be one of the lowest eviction rates in the area (less than 1%), HBR Rentals prides itself on its Service First Philosophy — meaning your satisfaction is our top priority. Beyond competitive pricing, our honesty, experience, and knowledge set us apart. We protect your valuable asset, manage income, coordinate repairs, and ensure compliance with all laws and codes. Hiring a professional management company like HBR Rentals offers key benefits: resident acquisition and screening, strategic marketing, timely maintenance, financial oversight, lease and legal compliance, and exceptional resident relations.
Will you let me know what is going on with my property?
Yes. We’ll communicate with you throughout our agreement and keep you informed about any issues that arise. We’ll contact you to discuss repairs and notify you of resident move-out notices.
When can I expect my rent check?
Rent checks are processed on the 15th of each month to allow resident payments to clear and all related property expenses to be paid.
What would constitute a resident vs. owner responsibility?
Residents handle minor upkeep such as changing lightbulbs, replacing air filters, and maintaining cleanliness. Owners are responsible for major repairs, system failures (HVAC, plumbing), and structural maintenance.
How do you determine the rent price for my property?
We conduct a detailed market analysis comparing similar properties in your area, considering location, size, amenities, and market trends — ensuring your property is competitively priced to attract quality residents while maximizing returns.
Who holds the security deposit(s)?
HBR Rentals holds all security deposits in a trust account in compliance with California state regulations, ensuring responsible management and proper disbursement at the end of tenancy.
