What are your property management fees?

We offer a transparent, performance-based fee structure. Our full-service management fee is 10% of the monthly rent or $200, whichever is greater. We only charge this fee when rent is successfully collected. For new tenant placement, our leasing fee is 50% of one month’s rent. We also offer a "Lease Only" package for a flat fee of $2,500 or one month's rent (whichever is greater).

What guarantees do you offer to protect my investment?

We provide several industry-leading guarantees to ensure peace of mind: Eviction Guarantee (we will pay $1,000.00 towards legal fees for the eviction and re-lease at no cost if a tenant we placed is evicted for non-payment), Leasing Fee Guarantee (if a tenant breaks their lease within the first 12 months, we re-lease at no additional cost), Pet Damage Guarantee (we collect a $500 refundable pet deposit, not applicable to service animals), Satisfaction Guarantee (cancel without penalty at any time with a 30-day notice if we fail to meet obligations).

How quickly do you respond to inquiries?

We guarantee responses to all owner and tenant inquiries within 24 business hours.

When and how do I receive my rental income?

We initiate owner disbursements on or about the 10th day of each month via electronic ACH transfer. It may take up to 3 business days for funds to settle depending on the financial institution. Detailed statements are available in the Owner Portal.

What is included in your tenant screening process?

A rigorous 12-point screening: income and employment verification, credit history, eviction and bankruptcy checks, criminal and sex offender background checks, landlord verifications, and pet screenings.

How are maintenance requests handled?

24/7 emergency support. Tenants submit routine requests via the online portal. We coordinate licensed and insured, pre-approved vendors, prioritize quality repairs, keep owners informed, and provide digital copies of paid invoices.

Do you assist with Hawaii’s General Excise Tax (GET) filings?

Yes. Complimentary GET filing for the first return. Additional filings for multiple owners or entities are $20 per return. We can also assist with opening and closing GET accounts.
