Do you offer direct deposit?
Yes, we offer direct deposits. Your monthly draw will be deposited directly into your bank account. E-payments can be set up via the owner's portal or by calling our office.
How much money do you hold in reserve?
We do not hold any money in reserve. If there are any bills to be paid on your behalf, we will pay them from the rent. If the property is vacant or the balance exceeds rent, additional funds will be requested.
What are your fees?
We have a simple fee structure with no sign-up fees, processing fees, administrative fees, or cancellation fees. Our fees consist of a management fee of 10% of rent collected and a leasing fee of half of one month's rent to find new tenants.
Can I cancel my management contract?
Yes, anytime. Our Management Agreement is a month-to-month agreement that auto-renews each month unless cancelled by either party. If you are unhappy with our services for any reason, you can cancel at any time with no penalties.
Do I still pay when the property is vacant?
No, there is no fee while the property is vacant unless the property owner holds the property off the market for extended periods of time (60 days plus). In those cases, we charge a minimum $75. 00 fee to oversee the property, pay bills, etc.
Are there any miscellaneous or hidden fees?
No, we have a very simple fee structure with no hidden fees.
How do you collect rent from tenants?
All rent is collected from the tenant through our tenant portal. There are several options available to them, including paying in cash at local stores like Walmart and Amscot.
How do you handle rent collection for tenants paying late?
We are very strict in our rent collection procedure. Rent is due on the 1st and considered late on the 2nd. Starting on the 2nd, the tenant is contacted by email and phone to discuss past-due rent. If rent is still unpaid by the 10th of the month or the next business day, a 3-day notice is served to the tenant.
Do you conduct property inspections?
Yes, we perform move-in and move-out video inspections and a lease renewal inspection at each renewal. More frequent inspections are only completed if there is reason to believe damages or lease violations are present.

How long are your properties typically vacant?
This really depends on the market. Most properties rent fairly fast (30 days or less) if in good condition and priced correctly. We have a very aggressive marketing program, and our goal is to have your property rented fast to well-qualified tenants.
How do you determine the rent for my property?
Rents are determined by performing a Comparative Market Analysis. We compare your property to what other similar properties are renting for, taking into account any differences, and come up with a suggested rent amount. The property owner has the final decision.
When will I receive my money?
Owner draws are processed monthly on the 10th of the month or the last business day, depending on your preference.
