How much money does an owner need to place in reserves?
We collect a $600 escrow reserve at the time you sign your property management agreement. These funds remain your money and are held in our trust account specifically for your property. The reserve is used to cover expenses that may arise between owner disbursements and tenant rent collection. When management ends, any remaining reserve funds are returned to you.
Do I pay a management fee if my property is vacant?
No. Our management fee is a percentage of the rent we actually collect. If the property is vacant or no rent is collected, there is no management fee.
Who handles maintenance?
We handle all maintenance requests on your behalf, including after hours emergencies. We work with pre screened, high quality vendors who provide fair pricing and reliable service. Our goal is to protect your asset while minimizing disruption to residents.
How do I receive my funds each month?
We close out the accounting cycle and process owner disbursements via ACH direct deposit on the 10th of each month.
Do you provide a tenant placement guarantee?
Yes. If a tenant we place breaks their lease within the first 12 months, we will find a replacement tenant at no additional leasing fee.
