How do we advertise properties?

Getting homes rented quickly is a top priority. We follow a three-step process: 1. First Date Ready: We only get one first impression and we want to your property to shine. We perform a visual walkthrough to identify anything that we feel will take away from its appeal and advise you on improvements. We have the home professionally cleaned and then we professionally process photos highlighting the best features of your rental. 2. Cast a Wide Net: We syndicate your home to the top rental websites. Your rental listing will be designed to both attract the best tenants and ensure compliance with the law. The listing will the be syndicated to the top rental websites including, but not limited to, ApartmentAdvisor, Apartments.com, Apartment List, Dwellsy, Realtor.com, Rental Beast, RentalSource, Rentler, Zillow, Trulia, Hotpad, and Zumper. 3. Reduce Friction: We utilize specialized software to ensure we can get bring tenants through your home as soon as possible. Unlike traditional showing models, we can qualify and verify a tenant for a self-showing, allowing them to quickly see the home and apply on their timeline. Utilizing this system has increased showings and reduced the time to find a qualified tenant by 2 weeks. Our systems also monitor the property activity in real time, allowing us to quickly pivot if we sense a market shift or slow activity in the area.

How are repairs handled?

For tenant occupied homes, tenants submit repair requests through their online portal or our phone app. Our system allows tenants to submit a work order request by providing a description of the issue as well as upload photos of the issue, when appropriate. Tenant's can also choose their availability and track the status of their request online. When a request comes in, we assess it and see if it needs immediate dispatch or if we can possibly troubleshoot the issue with the tenant. There are many common repair requests that our team is trained to troubleshoot. If the issue can't be fixed in triage, we will either send it to our in-house team or a 3rd party vendor Our team will contact the tenant to set up a time to make the repair. Our vendors will complete the repair (if under $300) and submit an invoice to our company for payment. For larger repairs we will get a quote and present it to our clients. For projects that are unique we will get multiple quotes, but we will not get multiple quotes for every job. For standard work, such as a water heater, we know acceptable industry standards. We will also not approve a job to start until we have received funds from the owners. This ensures we can maintain relationships with quality vendors and receive preferred service. Our in-house maintenance team works on an hourly limit, not a dollar amount, due to complexity and varying material costs. Maintenance technicians will perform up to three hours of work on a single work order. If they believe an issue will take longer our team will contact the property owner. Exceptions to the approval guidelines include emergency maintenance and habitability issues. If we need to act quickly to protect persons or property we will do so in order to protect our clients best interest.

When my tenant is late on paying rent, why don’t I receive the late fee?

Goddard Properties retains late fees for two main reasons: 1. Our business model is to spend our time providing steller client care and utilizing technology to minimize our operating expenses. We have a streamlined process for collecting monthly rents and we pass this savings along to our clients. Late rent causes us to deviate from this process and involves extra time for us to track down tenants, drive to serve notices, drive to collect rents, deposit rents, drive and process court paperwork, etc. so we require additional compensation to run the business. Our options are to charge our clients or charge the tenants, so we choose to have the tenants compensate us for this extra time. 2. We have written in late fees to our leases as a deterrent for tenants paying late, and if they do pay us late we can re-coup our additional expenses. We do not include late fees in our leases for the purpose of additional profits.

What type of insurance do I need?

You will need to carry a 'Landlord Policy'. This has specific coverage specific to landlords, so it is important you switch to this type of policy if you currently have a homeowners policy. A Landlord policy might be the same cost, or slightly more expense. Your current insurance provider should be familiar with the difference and is the best place to start. Should you decide to work with us, we will provide information on what types of coverage we'd recommend. Please note that we require you to add "Goddard Properties, LLC" as Additional Insured to provide a unified defense to any tenant/landlord court cases.
