Frequently Asked Questions
How much do your services cost?
Our service cost is 10% of the monthly rent. Lease-up is 50%, maintenance is $85/hr. You may view our pricing structure here.
How long will it take to lease up my property?
Each property is unique and market dependent. A typical range is 2–6 weeks, with averages around 21–30 days depending on conditions. If a property remains vacant, we will contact you to discuss options.
How do you screen tenants?
We use a thorough, proprietary screening process: in-person interview at showings, verification of previous or current landlords and income, and a 50-state check for credit, civil, and criminal records. We maintain full criteria and typically do not involve owners in tenant selection to preserve process integrity.
Should I allow pets, smoking, and children?
We generally have a no-pets policy, with exceptions case-by-case that may include a monthly pet fee and higher deposit. Service animals and ESAs are not pets and are accepted with proper documentation. Smoking is limited to outside only, including marijuana. Family size is a protected class and we do not discriminate.
Why choose Full Service Property Management, PLLC?
We are a local, experienced team with 35+ years in the field. Many team members are landlords. We focus on communication, asset care, and profitability, staying current on market changes to protect and grow asset value.
Do you offer fee discounts for multiple properties or larger buildings?
Yes. Our management fee structure is competitive and flexible for multiple properties. Discounts apply to multi-unit portfolios.
