How is rent collected, and when do owners get paid?

Rent is due on the 1st of each month and considered delinquent on the 6th. Once rent is collected and everything is reconciled, owner payouts are processed on the 10th of the following month. You’ll receive a detailed statement each time so you can clearly see income, expenses, and any work completed at the property.

What happens if a tenant doesn’t pay rent?

If rent isn’t paid after the grace period, we work toward a resolution first. If those efforts don’t work, we proceed with eviction as a last resort and handle the entire process, including attorneys and filings. If a tenant we place is evicted, FIG covers the attorney fees as part of our leasing guarantee.

How are maintenance requests handled?

All maintenance requests come through Property Meld. Owners have a portal with real-time updates. We coordinate vendors, tenant communication, and completion.

Do tenants carry renters insurance?

Yes. All tenants are enrolled in our Resident Benefits Package, which includes renters insurance through Second Nature.

Who is responsible for utilities?

It depends on the property setup. Tenants often put utilities in their own name. For shared meters or structured billing, FIG coordinates fees and billing to ensure consistency.
