What is your application process for finding a reliable tenant?

We collect detailed information from each occupant over 18 and complete a thorough screening. This includes checking criminal backgrounds, creditworthiness, income, and expenses. Applicants who don’t meet our Resident Selection Criteria may still be approved with conditions — typically a higher security deposit — to offset risk. We process applications much like a mortgage, reviewing debt-to-income ratios to ensure tenants can comfortably afford rent.

I am nervous about pets in my rentals; what’s your recommendation?

We understand the reluctance to pets in your property, but over 70% of households own pets, and properties that accept them tend to rent faster, command higher values, and experience shorter vacancies. To make this a positive experience for both owners and tenants, we follow strict guidelines: 1. We use advanced inspection techniques, including electric conductivity probing, to detect urine crystals in carpeting and hold tenants accountable for pet accidents. 2. We use the tenant’s security deposit to cover pet-related damages, with additional protection provided by our Damage Protection Plan if costs exceed the deposit.

How do repairs and maintenance work?

We use a trusted network of contractors for repairs and maintenance. Costs are deducted from rent payments. Our system tracks repair frequency to determine when replacement makes more sense than continued fixes. Repairs over $500 require homeowner approval unless it’s an emergency.

What is the process to evict a tenant?

We screen tenants carefully and set clear expectations to minimize eviction risk. When eviction is necessary, we file on your behalf. In most cases, you won’t need to appear in court unless you’ve communicated directly with the tenant. Court and attorney fees are charged to your account.
