What services are included with the management fee?

This is a full service management company, which means every client receives the full suite of services as outlined on page 4 of the agreement.

How often do you inspect the property?

A move-in inspection is performed for all new residents, a move-out inspection is completed when a lease ends, and a mid-term inspection is conducted during the lease. The property can be inspected at any other time at the owner's request for a trip fee.

How do you handle tenant requests and/or complaints?

Each tenant has access to their own Resident Portal where they can pay rent, submit maintenance requests, and submit notes or complaints that need to be resolved.

What experience do you have managing properties like mine?

The manager has been a Licensed Realtor and Property Manager since 2014 and has managed various property types, including multi-unit buildings, apartments, and Single Family Residences.

What is your policy for late rent payments?

Rent is due on the 1st of the month and is considered late on the 6th. The late fee penalty for paying late is outlined in the Terms and Conditions of the Lease Agreement.

What is your process for finding and qualifying residents?

The application process is very thorough and includes running a background, credit, income, rental verification/history, and eviction check on each applicant.

How is my owner payment handled every month?

Once the resident pays rent and the payment clears the bank, the owner disbursement typically occurs between the 1st and 6th of the month, but no later than the 13th. Owners also have access to accounting statements in the owner portal.
