Frequently Asked Questions
What types of properties do you manage?
We manage single-family homes, condominiums, townhomes, multifamily units, furnished rentals, and select commercial properties. We tailor our services to the needs of each property and owner.
How do you screen prospective tenants?
We create a professional rental listing, recommend market-based pricing, coordinate showings, respond to prospective tenants, and advertise through appropriate online rental channels. Our goal is to secure a qualified tenant while limiting unnecessary vacancy.
How are maintenance requests handled?
Tenants can submit maintenance requests through the designated communication or resident portal. We evaluate each request, coordinate qualified vendors, keep the owner informed when appropriate, and address emergencies promptly.
How and when do owners receive their rental income?
Collected funds are processed through the property’s management account and owner distributions are made according to the management agreement. Owners also receive regular financial reports showing income, expenses, and account activity.
Can I approve repairs and major expenses?
Yes. The management agreement establishes an authorization limit for routine repairs. Except in emergencies or when immediate action is required to protect the property or occupants, expenses above that amount are submitted to the owner for approval.
Do you handle lease renewals and rent adjustments?
Yes. Before a lease expires, we review current market conditions, the tenant’s performance, and the owner’s objectives. We then recommend renewal terms and coordinate the renewal process.
Can you take over a property that already has a tenant?
Yes. We can review the existing lease and property records, communicate the management transition to the tenant, establish payment and maintenance procedures, and coordinate the transfer of deposits and applicable documents.
