Frequently Asked Questions
Why should I choose Central Florida Property Management?
Central Florida Property Management is locally owned and operated by a Central Florida native. Steve brings passion, commitment, and professionalism, hires quality people, maintains a personal touch, leverages technology, and provides strong communication with clients, tenants, and vendors.
What kind of rental properties do you manage?
Single family homes with tenancies generally equaling or exceeding one year. They do not manage short-term rentals but can refer to companies that do.
Does your property management agreement give you the exclusive right to sell my property?
No. They do not take the exclusive right to sell. They are open to helping if you decide to sell.
Do owners and tenants ever interact directly, or is all communication handled through the property manager?
Direct interaction is up to the owner. Most owners prefer the manager to handle tenant interaction, but a more hands-on approach can be accommodated. Leases restrict tenant access to owners without express permission.
As an owner, how often will I get my monthly check? Can you use direct deposit?
Owner distributions and prior month financial statements are typically made between the 10th and 15th of the month. They prefer direct deposit for owners and encourage tenants to set up automatic electronic payments.
Do you handle maintenance requests?
Yes. Requests can be submitted via the online system or by phone/email and are tracked. They aim to respond quickly (target within 2 hours). Wear-and-tear repairs are owner-covered; tenant-caused repairs are charged to the tenant.
How do you select the contractors and service personnel? Do you use the lowest bidder?
They use only licensed and insured vendors with proven relationships, aiming for preferential treatment and cost savings. They are open to using owner-recommended vendors.
