Who is my main contact?
Your main contact is the portfolio manager. They are responsible for the daily operations of your property.
How are owner cash disbursements handled?
Cash disbursements are processed on a Net 45-day system. An owner will receive their first cash disbursement 45 days after the first month’s rent is received. Thereafter, disbursements will be made on a monthly basis.
Am I required to have cash reserves or a beginning balance?
Yes. Typical reserves: $400–$500 per single-family property and $100–$300 per door for multifamily properties. These funds are not used for routine repairs or daily operations.

For occupied properties, owners provide only the standard upfront cash reserve. For vacant units, double the reserve is requested to cover essentials such as marketing on Zillow, professional pictures, and utilities.
How is maintenance handled, and what is the cost?
Residents submit requests via the portal. The portfolio manager or maintenance coordinator triages, assigns in-house or vendor, obtains estimates as needed, and presents to the owner for approval. 24/7 emergency support is provided via the contact center. Repairs under $500 are approved by the portfolio manager; repairs over $500 require owner approval unless an emergency.
What is the turnover process when a property becomes vacant?
1) Pre-Inspection ~30 days prior to move-out with scope and estimates for the owner. 2) Final Inspection after move-out to refine scope. 3) Turnover Management through completion after owner approval and funding.
Who receives the late fee income?
Late fees are split 50/50 between the property owner and Atlas.
Who receives the pet rent income?
Atlas partners with Pet Screening to determine pet rent based on risk profile. Base pet rent is $35 (maximum allowed in Colorado). Atlas retains 50% of any additional pet fees beyond the base amount.
When will I receive operating reports?
Operating reports are delivered on or about the 5th of each month, covering the prior month’s financials.
Who is responsible for yard and pool maintenance?
Single-family: Residents are responsible; if neglected, Atlas arranges service and bills the resident. A pool vendor ($150/month) is required and billed to the resident. Multifamily: The property owner is responsible.
How is the property marketed?
Atlas uses a tech stack to list your property on 20+ syndication sites for maximum exposure.
How are home showings conducted?
Remote and in-person showings. Remote: photo ID, selfie verification, and credit card required to schedule. In-person: leasing team conducts tours and guides prospects through the process.
Do you list properties on the MLS?
Yes. If listed on the MLS, the owner covers the co-broker fee for an external agent, typically $250 to one month’s rent. The property manager can help determine the amount.
What kind of insurance do I need?
Owners must maintain insurance as outlined in the PMA and list Atlas as co-insured or additional insured. If not compliant, enrollment in Obie’s plan is automatic at $35 per unit per month until correct coverage is provided.
