What types of properties do you manage?
Long-term (1 year+), unfurnished properties that are single-family homes, condos, townhomes, multi-family, or newer mobile homes.
How will you market and lease our property?
We’ll advise on a realistic asking price, typically starting at the upper end of comps if the property’s condition and amenities support it. Rent is based on market data and area comparables, not on mortgage payments or other obligations. We aim to list at the highest reasonable price; if no viable inquiries arrive within a week of marketing, you must be open to lowering the price within our recommended ranges. Vacant properties cost everyone money, and our goal is to maximize your income by placing quality tenants as quickly as possible.
How do you manage the move in?
Before receiving keys on move-in day, residents must sign the lease, provide proof that utilities are on and renters insurance is in place, and pay all remaining move-in funds. We also complete a full move-in condition report with hundreds of photos, available to both tenants and owners.
How do you handle lease renewals?
About 90 days before lease end, we contact tenants to confirm their intentions. We require either a signed renewal or a notice to vacate 45 days before lease end. If you plan to sell or remove the property from our program, notify us 3 months before the lease ends.
How do you determine if a new property is rent-ready?
We conduct a Rent-Ready Inspection before marketing to ensure the home meets our standards. A Make Ready Checklist is included with your Management Agreement for reference. We aim to meet the reasonable expectations a quality resident would have for their home.
How much do I have to pay up front?
You don’t pay anything up front. If you’re not making money, we’re not making money.
